THE STEPS WE TAKE IN MANAGING YOUR INVESTMENT PROPERTY

We're often asked what the steps are in having an investment property managed. While there is a lot to it, we've provided a summary of our approach below. If you'd like to know more, just ask us now!

1. Getting To Know You And Your Property​

  • We meet and discuss the property and your needs
  • A rental appraisal is completed for discussion with you 
  • A Management Agreement is prepared and signed

2. Preparing To Find A Great Tenant​

  • Photos, video and advertising commences
  • You don’t need to make any payments at this stage!
  • We discuss suitable, quality applications with you 
  • We show prospective quality applicants through the property

3. Selecting A Great Tenant​

  • We complete thorough reference and tenancy blacklist checks
  • You as the owner give the final approval on who will live in the property
  • We obtain a holding deposit and bond from the chosen tenant

4. Preparing For Tenancy​

  • A lease and associated documentation is prepared, then signed by the tenant
  • We conduct a detailed ingoing condition report including photos
  • You will receive a signed copy of the lease and ingoing condition report
  • Tenancy commences

5. Early Stages Of Tenancy​

  • The first routine inspection is completed 8 weeks after move-in (you are welcome to join!)
  • We provide you the detailed inspection report and photos of the property

6. Ongoing Management Of Your Property​

  • Rent collection and daily arrears management is completed
  • Twice-monthly or monthly rental payments are made to your account
  • We can look after payment of rates notices for your property if you wish
  • Water usage is charged to the tenant (where possible)
  • We manage all repairs and maintenance as required
  • We continue regular routine inspections (up to 4 per year), providing you each report
  • Comprehensive monthly and end-of-financial-year statements are provided

7. Approaching Lease Renewal​

  • 3 months before lease expiry, a rent review is completed for discussion with you
  • Rent increase is applied if desired and a new lease offered and prepared
