We won't ask you to come to a main street location between 9am and 5pm. We will meet you at the time and place most convenient to you. When it comes to a tenant signing your lease, we do this on location at the property, to allow a final walk through with the tenant on site.
Getting to know the property
We’ll visit your property, take great photos, talk with you about the nuances of the home and explore the surrounding area. This provides content for a property listing tenants will want to investigate further at inspection.
Advertising your property
Your property will be advertised on realestate.com.au, domain.com.au and promoted via our social media channels and our website. Each listing includes quality photography and compelling copy. A For Lease sign will of course also be placed at the property.
Flexible and engaging open for inspections
We personally walk and talk prospective tenants through your property. We don’t just stand at the door and close up afterwards. We also negotiate open inspection times to meet the needs of prospective tenants, often after the “standard” operating hours of others.
First-rate tenant selection
Each application received for your property is checked methodically, shortlisted based on suitability and reference checked thoroughly. Prospective tenants are checked against tenancy blacklist databases. We discuss our findings and recommendations with you prior to confirming the successful tenant.
Preparation of documents
We prepare all documentation required to tenant your investment property, including preparing the lease and any special terms and conditions of tenancy.

Rent collection and daily arrears management

Regular scheduled property inspections
We complete a full inspection of your property within the first 60 days of tenancy. This is supported immediately by a written report including comprehensive photos for your peace of mind. All properties managed by Carnelian are inspected three times every 12 months.
Co-ordination of all maintenance requirements
All maintenance requests raised by your tenant are addressed quickly. We will agree with you your expectation around being notified for relatively minor matters (we will always inform you – however sometimes you may find an SMS for a minor issue is sufficient), however we will always contact to inform of any maintenance issue.
Monthly financial statements
Each month a clear financial statement will be provided, outlining all income and expenses related to management of your investment property.
Comprehensive end of financial year reporting
Included at the end of every financial year is a summary for your property. This can be provided to your accountant to assist in prompt preparation of your tax documentation.
Payment of rates on your behalf
To minimise effort for you, we can process payment of water rates, council rates, maintenance and more on your behalf. These payments can be deducted from your rental income and clearly noted on your monthly and end-of-year financial reporting.
Highly competitive property management rate
We offer an incredibly compelling property management rate. We don’t charge additional monthly administration fees. We don’t charge when your current tenant simply renews their lease. We don’t charge to move an existing lease from your current agent to us. We are one of very few Newcastle property management businesses to transparently list our fees.
